Tooney Time Rental Agreement

________________________________________ Rental Agreement for Tooney Time, LLC (Unit A12) Please ensure all members of your group are informed of the following important information: ________________________________________ Check-In and Check-Out •Check-In: 4:00 PM. Please do not arrive early, as housekeeping must complete cleaning from the previous guests. •Check-Out: 10:00 AM. Please vacate the property by this time to allow us to prepare for the next guests. If you are fishing on your departure day, please pack your vehicle and move it to general parking. ________________________________________ Deposit and Cancellation Policy •A 75% deposit is required to reserve your stay, along with a credit card on file (100% if booking is less than a week away). •Cancellations made 30 days or more prior to your reservation: oDeposit will be held for up to one year. oYou’ll receive a 50% credit toward your new booking dates. oIf unused within one year, the deposit is forfeited. •Cancellations made less than 30 days before your stay: deposit is forfeited. •Cancellations made within 14 days of the charter date: full rental amount is due. •If your charter is cancelled by the guide due to weather, your deposit will be refunded. We accept Venmo and PayPal. Please reference your confirmation number on all payments. The remaining balance will be charged to the card on file before arrival unless alternate payment is arranged. ________________________________________ Policies •Pet Policy: No pets allowed inside. •Smoking: No smoking indoors. Smoking is allowed on the porch and deck only. Dispose of cigarette butts properly. A $200 per day cleanup fee applies if this rule is violated. •Towels and Linens: Provided for your stay. Do not remove them from the premises. •Prohibited Activities: No underage drinking, illegal drugs, or disruptive behavior. No jumping into the water from docks or balconies. ________________________________________ Sanitation Only toilet paper should be flushed. Flushing other items may cause backups, and you will be charged for maintenance costs due to misuse. Dispose of all other items in trash cans. ________________________________________ Liability Tooney Time, LLC (Owner), Mona Kambur, Leslie Fawer, Jonathan Fawer, and their estates are not liable for any injury, illness, or damage caused by guests or others on the premises. Guests agree to hold the owners harmless from any claims occurring on or off the property, including on arranged fishing or hunting charters. ________________________________________ Damage, Theft, and Personal Property •Guests are responsible for any damage or missing items. Please report any accidents immediately. •Tooney Time, LLC is not responsible for lost or stolen personal belongings. Lock the unit when unoccupied. Do not bring unnecessary valuables. ________________________________________ Fish/Game Carcass Disposal Do not dispose of fish, duck, or game carcasses in the Venice Marina water or on the docks. They must be taken outside of the marina. Your guide (if applicable) will assist. Violators may be evicted with no refund. ________________________________________ Elevator Use The elevator is strictly off-limits and monitored by sensors. Unauthorized use will trigger an alert. ________________________________________ Missing Property If any items (e.g., linens, small appliances) are missing, Tooney Time, LLC reserves the right to charge guests the current replacement cost. We suggest performing an inventory upon arrival. ________________________________________ Trash Please dispose of trash daily in the Marina dumpsters. Use liners in trash cans to avoid attracting wildlife. ________________________________________ Additional Cleaning Charges A $250 cleanup fee will be charged for bodily fluids (vomit, urine, feces) found where they shouldn’t be. You’ll also be charged replacement costs for damaged items (e.g., linens, mattresses). Inform us immediately of any such incidents—failure to do so will result in double charges. ________________________________________ Check-Out Procedures •Check-out is at 10:00 AM. •Notify us in writing via email of any damage during your stay: [Insert email address]. •Clean and tidy: oYard, upstairs porch, and dock area. oAll trash into Marina dumpsters. •Return all furniture to original positions. •Bring porch cushions inside and stack in the living room. •Leave bed linens on the beds you used. •Remove all food you brought from refrigerator and cabinets. •Load and run the dishwasher. •Turn off all small appliances (e.g., coffee maker). •Turn off outside gas (porch butane tank). •Clean outdoor grill surfaces. •Set thermostats (2nd & 3rd floor) to 77°F. •Turn off all lights. •Lock all doors. If you are not out by 10:00 AM or leave your belongings behind while fishing, they will be placed outside the front door and you will be charged for an additional night. ________________________________________ Please check all closets and drawers before departure.
